The sash is an interior frame that is vertically moved up or down in windows that are open. This article will show you how to do simple sash repairs.

Weather Stripping

Wooden window sashes are a great way to add an elegant appearance to your home. They are also sturdy and can last many years if they are properly maintained. However, they may become damaged or degrade in time due to exposure to elements and normal wear and tear. Sash repair experts can restore windows to their original state and maintain their beauty much longer than replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash as well as the frame. If it's damaged or worn out, it could cause drafts, as well as other issues. To fix it, begin by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its height and width so that you can locate the appropriate weather stripping replacement to match.

Next, remove the sash and place it on a table so that you can reach all four sides. If your sash has been double-hung, remove the weights with their ropes that should fall into the pocket within the jamb lining. Smooth the compound with your putty knife and let it dry for at least a few days. After the putty has completely dried it is possible to apply a topcoat of acrylic latex. This will protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that supports windows sashes can become worn out with time and use. This could result in windows or doors that is difficult to open or close. The good thing is that fixing and replacing this hardware is typically quite simple and inexpensive. If a sash isn't easy to operate try spraying grease into the jamb channel then open it to see if it solves the issue. If not, the problem is most likely due to the sash balance and you'll need to remove the sash to gain access to this hardware.

Window sashes should open and close with little effort. However, this can be a challenge if the weights have been worn out or the sash connecting rail isn't glazed. This issue can be caused by a number of factors, including lack of maintenance or by the wrong weight rating for a particular window sash.

If the hinge arms of a upvc window repairs are starting to sag, this can cause the sash to slide and eventually hit the frame in the corner that's directly opposite the hinge arm (Photo 1). To resolve this problem, first ensure that the sash fits squarely in the frame's opening and then remove it from the window. Then, remove the sash and take off the hardware including the beads that separate (Photo 2) and the chains or cords that hold it in place. A hot gun with nozzle shield and a medium setting can soften any putty that has been hardened. Take off the old sash and put it in a labeled bag.

Sash Weights

Sash weights can be changed to improve the operation of your window sash, and also reduce the energy cost. Sash weights are heavy, lead or iron cylinders, which are enclosed inside a hidden compartment and connected to the movable window sash using rope. These weights function as counterbalances, allowing you to open and close the window without requiring mechanical or electrical devices. If they fail, sashweights are often neglected or not used by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits properly. You will also require a new piece of string, a length sashcord and a few sashpulleys for tying the new weights to the cord.

Older wood windows are joined with mortise and tenon joints. Pin punch and hammer can be used to remove the wood pegs that hold the parts together. The majority of them are large on one side, but smaller on the other. It is crucial to remove first the smaller diameter sides. Later sashes used glue instead of pins. They can be separated by using a knife and a mallet.

After the sash is released, you can remove stops on the sash and get access to the pockets for weights. This is usually done through a small hole at the bottom of each jamb. This hole is covered with a wooden panel that can be removed to reveal the inner workings.

After the sash has been stopped and the access panel is removed, you can take off the weight that was previously installed and replace it. Sash Cords

Over time, these cords could break, making it difficult to raise the window. A new sash cable will give you the ability to move and lower the sash and keep it in position when it is opened.

The first step in replacing sash cords is to locate and remove the access panels in the jambs. They are usually attached by nails or screws and require removal. It may be possible to remove them with a hammer or chisel, but it is always best to lay out dust sheets before beginning any work.

After removing the access panel, you are able to begin working on the sash. Use a flat bar or chisel, to pry the tiny partsing beads out of their grooves. They are typically wedged into or nailed, but they can be removed, so it's worth taking your time here. If the sash is still in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then remove the wood pegs that are on the components. You should now be able to move the sash back and forth without difficulty, though it may require oil if it feels stiff.

Determine the length of sash chain/sash cord needed to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the cord or chain and secure it as in the previous step. You can use either a hammer, nails or screws. However nails are less likely to cause damage.

If you don't have a kit that replaces the counterbalance system that was in place before, it is recommended to keep the original balancing weights in place. It's cheap to purchase them from a salvage store and they'll be easy to install once you've got the sash unlocked. Based on the dimensions and shape of your window repairs you may need to use one or two sashweights to keep the sash open.
