Window Sash Repairs

Regularly inspect the window sashes for signs of damage, mildew and mold. You can reduce the cost of repairs in the future by catching the issues early on, before they become too much.

The sash is an interior framing that moves vertically up or down in windows that open. This article will show you how to perform several simple repairs to the sash.

Weather Stripping

Wooden window sashes are a great way to add an elegant appearance to your home. They are also durable and will last for many years when they are maintained properly. However, they can get damaged or deteriorated over time due to exposure or normal wear and tear. Sash repair experts can restore windows back to their original condition and maintain their appearance longer than replacement windows.

Weather stripping is the most important thing to address when repairing windows that have sash. It is located on both the frame and the sash. It can cause drafts if it's worn out or loose. To fix it, begin by finding your window repair brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its height and width to find the appropriate weather stripping replacement to match.

Then, you can remove the sash from its holder, and place it on a flat surface to allow you to access all four sides. If your sash has a double-hung, you'll have to remove the weights as well as the ropes that go with them that should have fallen into the intended pocket in the jamb liner. After removing the sash with the utility knife, take off the old weather stripping by hand or with a putty blade.

After the sash has been cleared, you can replace the parting stops. They are long pieces of wood that are used to separate the two sashes. Pam prefers to use the standard 1/2-inch by 3/4 inch window trimming from the lumberyard. However, replacing you could also use for a scrap piece of lumber.

After removing the parting stops and cutting them to the desired length then apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound with your putty knife, and let it dry for at least a day. After the putty has completely cured, you can apply a topcoat of acrylic. This will help protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that supports window sashes may wear out with time and use. This could lead to windows or doors that is difficult to open or close. It's important to know that replacing or repairing this hardware is often easy and affordable. If you are having trouble opening the sash, spray some oil into the jamb channel. Then, slide the sash up and open to see if that fixes the problem. If not, the problem is most likely due to the sash balance and you'll need to take out the sash in order to access this hardware.

Ideally, window sashes must swing open and closed without effort, but this is difficult if the weights become worn or if the sash that joins rail isn't properly coated. This issue can be due to a variety of factors that include an absence of maintenance or a mismatched weight rating.

If the hinge arms on the window begin to move, this could cause the sash to drag, and then eventually to hit the frame in the opposite corner (Photo 1). To correct the issue, make sure that the sash is in the proper position within the frame's opening and remove it. If the sash is fixed to the hinge arm, unbolt the hinge and replace it. (Photo 2). Next, install the new sash (Photo 3).

Due to hinges that are sagging, and a general lack of energy efficiency, windows that are old especially in older homes, may be difficult to open or close. In many instances, a few easy repairs can turn these windows into smooth operators again and save the homeowner money on energy costs.

It is important to have the tools needed before you start. Mark the hinge channel location on the frame (Photo 1) with a pencil. This will help you get the channel back into place correctly when you're finished. Remove the sash, and then remove the hardware including the parting beads (Photo 2) and the chains or cords which hold it in place. A hot gun with nozzle shield and medium setting will soften any hardened glue. Remove the old sash and put it in a bag that is labeled.

Sash Weights

No matter if your window sash repair needs are to replace a broken cord or to keep the windows functional and functional, replacing worn-out weights on sash can improve sash operation and reduce the energy cost. Sash weights are heavy lead or iron cylinders, which are enclosed inside a hidden compartment and attached to the movable window sash using a rope. They are counterbalancers which allows the window to be opened and closed without the use of electrical or mechanical devices. If they fail, sashweights are often ignored or disabled by homeowners.

A sash weight that has fallen out of the cavity is difficult to retrieve and you'll need to find a replacement that fits correctly. You will also require a new piece string, a length of sashcord and some sashpulleys to tie the new weights to the cord.

Older windows made of wood are joined with mortise and tenon joints. Pin punch and hammer can be used to remove the wood pegs holding the components together. Most of these pegs have a large diameter on one side and replacing a smaller diameter on the other, so it is essential to remove the smaller-diameter sides first. Sashes that were made later in the century used glue instead of pegs and can be separated by cutting through the glue line using an instrument, and then tapping the mortised part loose with a mallet.

After the sash is removed, you can take off the stops on the sash and get access to the pockets for weights. This is usually done through an opening in the bottom of each jamb. This hole is covered by an access panel made of wood which can be removed so that you can observe the inner workings of the frame.

After the sash has been stopped and the access panel removed, you'll be able to remove the weight of the old sash and replace it with new. Make sure you weigh the sash prior to you do this, since the old weights may be different in size from the one you need. Once the new weight is installed, run the string through the sash pulling mechanism. Then, you can nail the string to the boxed frame, but only leave a few inches of string sticking out from the head for future adjustments.

Sash Cords

In the majority of double-hung windows, a chain or cord is connected to the weights. This keeps the sashes of the jamb level. Over time, these cords could break, making it impossible to raise the window. A new sash cord will give you the ability to move the sash upwards and downwards and hold it in place when opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are typically screwed or nailed in and require removal. It may be possible to remove them using a hammer or chisel, however, it is best to lay out dust sheets prior to beginning any work.

Once the access panel is removed, you can start working on the sash. Utilize a flat bar or chisel to pry the small partsing beads out of their grooves. It is important to take your time because they are usually wedged or nailed in place. If the sash is in place, remove the mortise and tenon joints using a hammer and pin punch or screwdriver, then unhook the wood pegs attached to the components. The sash should be able to move freely now, but it may need some lubrication to feel less stiff.

Determine the length of the sash chain or sash cord needed to reach the sash slot at the bottom, and the pulley located at the top of the jamb. Cut the cord/chain and secure it in the step 6 above. You can use a hammer and screws or nails, however nails are less likely to cause damage.

It is best to keep the original weights if you've purchased a kit to replace the counterbalance. They're not costly and are easy to install if you purchase them from salvage shops for architectural use. Depending on the size of your window one or two sash weights may be needed to keep it open.
