Window Sash Repairs

Make sure to check the sashes of your windows regularly for any damage, mildew and mold. By catching problems before they become serious, you can save money on future repairs.

The sash is an inside frame that moves upwards and downwards in windows that are open. This article will show you how to make several simple sash repairs.

Weather Stripping

Wood window sashes add an elegant look to your home. When properly maintained, they will last for years. However, they may become damaged or degrade in time due to exposure to the elements and wear and tear. Weather stripping is the primary aspect to consider when you are repairing sash windows. It's located on both the frame and sash. If it's loose or worn out, it could cause drafts and other problems. Start by identifying the brand of window and the manufacturer's date (etched on the glass's corner or on the aluminum spacers between panes). Remove the sash, and mark its width and height so you can purchase new weather stripping that is compatible with the original.

Then, remove the sash and place it on a work surface to allow access to all four sides. If your sash has been double-hung, take out the ropes and weights that should fall into the pocket in the jamb lining. Once you've taken the sash off and the weights, use a utility knife to cut away the weather stripping that was formerly in place at the corners. Then, remove it by hand or using a putty knife.

After removing the stopper and cutting it to length, apply a thin coat of glazing compound over the bottom of the sash window repair. Smooth it out using your putty knife, and then let it dry for at least a day. When it's completely dried then apply a top coat of acrylic latex paint. This will help protect the putty, and give your sash an updated appearance.

Sash Hardware

The hardware that holds window sashes is susceptible to wear and tear due to time and usage and the result could be a window or door that isn't able to open or close easily. The good news is that fixing and replacing this hardware is usually relatively easy and affordable. If a sash becomes difficult to operate, try spraying some lubrication into the jamb channel, and then open it to see if it fixes the problem. If not, the issue is most likely due to the balance of the sash and you'll need to take out the sash to access this hardware.

Window sashes should open and close with little effort. However, this can be difficult if weights are worn out or the sash-to-rail meeting rail is not properly covered with. This could be caused by many factors that include an absence of maintenance or a mismatched weight rating.

If the hinges on windows begin to slide, this can cause the sash drag and eventually hit against the frame in the opposite corner (Photo 1). To resolve this problem, first ensure that the sash is squarely inserted into the opening of the frame and then take it out of the window. If the sash is screwed to the hinge arm, you'll have to remove the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Due to sagging hinges, and a general lack in energy efficiency, windows that are old particularly those in older houses, could be difficult to open or close. In many instances, a few minor repairs can turn these windows into smooth operators for the first time and save the homeowner cash on energy costs.

In order to make these repairs to sash it is important to have all the necessary tools lined up before you begin. Start by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will allow you to place the channel in the right location after you've completed. Remove the sash and take off the hardware, including the parting beads (Photo 2) and the cords or chains which hold it in place. Sash Weights

Sash weights are able to be replaced to enhance the efficiency of your window sash, and also reduce the energy cost. Sash weights are made of heavy lead or sash window repair iron cylindricals that are contained in a hidden cavity and connected by ropes to the moveable window sash. These weights provide counterbalance that allows the window to be opened and closed without the need for mechanical or electrical devices. If they fail, sashweights are often left unnoticed or disabled by homeowners.

Sash Cords

Measure the length of sash chain/sash cord required to reach the sash slot on the bottom of the pulley located at the top of the jamb. Cut the cord or chain and secure it as in the previous step. You can either employ a hammer, screws or nails, but nails are less likely to cause damage.

It is best to keep the original weights if you have purchased a kit to replace the counterbalance that was previously installed. They're not costly and simple to install if you purchase them at architectural salvage stores. Based on the size of your window, one or two sashweights might be required to keep the sash in an open position.
