Window Sash Repairs

Make sure to check the sashes of your windows regularly for any damage, mildew and mold. By catching problems before they become serious you can save money on repairs in the future.

The sash is an interior frame that is able to move up and down vertically in windows that are open. This article will show you how to carry out a few simple repairs to sash.

Weather Stripping

Wood window sashes give the classic look to your home. If properly maintained, they can last for many years. However, they can be damaged or degrade in time due to exposure to the elements and wear and tear. Thankfully, sash repair experts can bring your windows back to their original condition and maintain their appearance for a longer period of time than replacement windows.

The first step to repair sash window damage is to fix weather stripping, which is found on both the sash and frame. It could cause drafts if worn or loose. Start by identifying the brand of window glass repairs and the manufacturer's date (etched on the corner of the glass or the aluminum spacers between panes). Take the sash off and mark its width and height so that you can find a new weather stripping that is compatible with the original.

Then, remove the sash and place it on a work surface to allow access to all four sides. In order to make these sash repairs it is essential to have all the tools needed before you begin. Begin by marking the location of the hinge channel on the frame using pencil (Photo 1). This will help you get the channel back into place correctly when you're finished. Then, remove the sash and remove the hardware, including the parting beads (Photo 2) and the chains or cords that secure it. The sash should move freely now, but it may require some lubrication to make it feel less stiff.

With the sash open, measure enough sash cord/chain to reach from the pulley on the top of the jamb to the sash slot in the bottom. Cut the cord/chain and secure it in the previous step. You can do this with nail, hammer or screws. However nails are less likely than screws to cause damage.

It's best to leave the weights that came with the original counterbalance unless you have purchased a kit that will replace the old counterbalance. It's cheap to purchase them from a salvage store and they will be easy to install once you've got the sash unlocked. Based on the size of your window two or three sash weights might be required to keep it open.
