Window sashes must be regularly checked for mold, mildew and other damage. You can save the cost of repairs in the future by catching problems early on before they become out of control.

The sash is the interior framing that can be moved vertically either up or down in windows that are open. This article will teach you how to carry out a few simple repairs to the sash.

Weather Stripping

Wood window sashes provide an elegant look to your home. When properly maintained, they will last for years. However, they can become damaged or deteriorate as time passes due to exposure to the elements and wear and tear. However, sash repair experts can restore your windows back to their original condition and keep them looking fantastic for longer than replacement windows.

Weather stripping is the first thing to address when repairing windows that have sash. It is located on both the frame and the sash. It can cause drafts if worn or loose. Begin by identifying the brand of window and the glass manufacturer's date (etched on the glass's corners, or the aluminum spacers between panes). Take the sash off, and mark its size and width so that you can get replacement weather stripping that matches.

Next, remove the sash Window repair and place it on a table to allow access to all four sides. If your sash was double-hung, take out the ropes and weights that should be buried within the jamb lining. This issue can be caused by a number of factors, including insufficient maintenance or an incorrect weight rating for a particular sash.

To fix this issue, first make sure the sash is firmly seated in the frame's opening and then take it out of the window. If the sash is secured to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Then, put in the new sash (Photo 3).

Windows that are old, especially in older homes, may be difficult to open and close, due to hinges that are sagging and an overall lack of energy efficiency. In many instances, a few minor repairs can turn these windows into smooth operation and save homeowners money on energy costs.

To complete these sash repairs it is important to have all of the necessary tools in place before you begin. Mark the location of the hinge channel on the frame (Photo 1) using a pencil. This will assist you in getting the channel back in the correct position after you've finished. Then, remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the chains or cords which hold it in place. Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash, and also reduce the energy cost. Sash weights are composed of iron or lead cylinders that are encased in a hidden cavity and are connected via a rope to the movable window sash. These weights act as counterbalances, allowing you to open and close the upvc window repairs without the need for mechanical or electrical devices. Once the new weight is installed then tie a string to it and then thread it through the sash pulley. Then nail the string to the boxed frame, leaving a few inches of string sticking out from the head to allow for future adjustments.

Sash Cords

In most old double-hung window, a chain or cord is connected to the weights. This helps keep the sashes of the jamb balanced. Over time these cords can break, making it difficult to raise the window. A new sash cord can restore the ability to move the sash up and down and will keep it in its place when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually nailed or screwed in and sash window repair will need to be removed or repositioned. You might be able to use a hammer and chisel to remove them however, it is always best to lay down dust sheets prior to commencing any work.

After the access panel has been removed, you can begin working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves using a chisel or flat bar. These are often wedged in or nailed, but they can be prised free, so it's worth taking your time. If the sash is still in place, break the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then remove the wood pegs that are on each component. Measure the length of sash cord/chain needed to reach the sash slot at the bottom from the pulley on the top of the jamb. Cut the cord/chain and then fix it as described in the previous step. You can either employ a hammer and screws or nails, but nails are less likely to cause damage.

Unless you've bought an item that replaces the counterbalance system that was in place before, it's recommended to keep the original weights for balancing in place. It's cheap to purchase them from architectural salvage stores and they will be easy to install once you've got the sash opened. Depending on the size of your window, one or two sashweights could be needed to keep it in an open position.
