Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew, and damage. You can avoid future repair costs by catching the issues early on before they become out of control.

The sash is an interior frame that is able to move vertically up and down in windows that open. This article will show you how to do simple repairs to sash.

Weather Stripping

Wood window sashes give a classic aesthetic to your home. When properly maintained, they can last for years. However, they may become damaged or degrade over time due to exposure to the elements and normal wear and tear. Thankfully, sash repair experts can bring your windows back to their original condition and maintain their appearance for longer than replacement windows.

Weather stripping is the first issue to take care of when fixing windows with sash. It's located on both the frame and sash. It can cause drafts if it's worn out or loose. Begin by identifying the window's brand and the glass manufacturer's date (etched on the glass's corner or the aluminum spacers between panes). Remove the sash, and mark its width and height so you can get new weather stripping that is compatible with the original.

Then, take the sash from its holder and place it on a flat surface to allow you to see all four sides. If your sash has a double-hung, you'll have to take off the weights and their ropes, which should have fallen into the intended pocket in the jamb liner. After removing the sash using the utility knife, you can remove the old weather stripping by hand or using the putty blade.

Soften any hardened putty with a heat gun set to medium and fitted with a shield for the nozzle. Remove the old sash, and put it in a bag with a label.

Sash Weights

Sash weights can be changed to improve the performance of your window sash, and also reduce energy costs. Sash weights are hefty lead or iron cylinders, which are enclosed in a hidden cavity and attached to the movable sash by rope. These weights act as counterbalances and allow you to open and close the window without requiring mechanical or electrical devices. If they fail, sashweights tend to be left unnoticed or disabled by homeowners.

A sash weight that has fallen out of the cavity is difficult to retrieve It is therefore important to find a replacement that fits correctly. You will also require a new piece of string, a length sashcord and some sashpulleys to tie the new weights to the cord.

Older wood windows are joined with mortise and tenon joints. The wood pegs that keep the parts together can be removed by the use of a pin punch and hammer. The first step in replacing cords for sash is to locate and remove the access panels within the jambs. They are typically installed by screws or nails and must be removed or relocated. You may be able to use a hammer and chisel to remove them however, it is always best to lay down dust sheets prior to starting any work.

After the access panel has been removed, you can begin working on the sash. Use a flat bar or chisel, to pry the narrow parting beads out of their grooves. They are typically wedged into or nailed in, but they can be prised free which is why it's worth your time. If the sash remains in place, break the mortise-and tenon joints using a hammer or Upvc window repair screwdriver and then take out each wood peg. The sash should be able to move around freely now, however it may need some lubrication in order to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the cord/chain and then fix it as described in the previous step. You can either employ a hammer, screws or nails, but nails are less likely to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance. It's cheap to purchase these from salvage shops for architectural purposes and they'll be easy to install once you've got the sash unlocked. Depending on the size and shape of your window, you might need to install one or two sashweights to keep the sash open.
