Window Sash Repairs

Sashes for windows must be regularly checked for mold, mildew, and damage. You can save future repair costs by catching these issues early, before they get out of hand.

The sash is the internal framing that moves vertically either up or down in windows that are open. This article will teach you how to do simple repairs to sash.

Weather Stripping

Wood window sashes add the classic look to your home and, when properly maintained, can last for years. They can, however, become damaged or degraded with time due to exposure or normal wear and tear. Fortunately, sash repair specialists can bring your windows back to their original condition and maintain their appearance for much longer than newer replacement windows.

The first step in repair sash window damage is to fix weather stripping. It's found on both the sash and frame. It could cause drafts if worn or loose. To fix it, start by finding your window brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash, and mark its size and width so that you can purchase replacement weather stripping that matches.

Then, remove the sash from its holder and place it on an even surface that allows you to see all four sides. If your sash was double-hung, take out the ropes and weights that should have fallen into the pocket in the jamb lining. After removing the sash using the utility knife, take off the weather stripping from the old sash by hand or using a putty blade.

After the sash has been cleared, you can replace the parting stops. These are long pieces that separate the sashes. Pam likes to replace these with standard 1/2-inch by 3/4-inch window trim from the lumberyard, however you can also use scrap wood.

After removing the stopper for double glazing repairs the parting and trimming it to length after which, apply a thin layer of glazing compound over the bottom of the sash. Smooth out the compound using your putty knife, and then let it dry for at least a day. When it's completely dried and dried, apply a second coat of acrylic latex paint. This coating will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds window sashes is susceptible to wear and tear due to age and use and the result could be a window or door that isn't able to open or close easily. The good thing is that fixing and replacing this hardware is typically very simple and cost-effective. If you're having difficulty opening a sash spray some oil into the jamb channel. If the sash is screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Old windows, especially those in older homes, can be difficult to open and close because of sagging hinges and an overall inefficiency. Many times just a few easy fixes can allow these windows to operate smoothly again and help homeowners save money on energy bills.

It is essential to have the tools you need before you begin. Begin by marking the position of the hinge channel on the frame using a pencil (Photo 1). This will make it easier to place the channel in the proper place when you are finished. Remove the sash and take off the hardware, including the parting beads (Photo 2) and the cords or chains which hold it in place. Heat gun with nozzle shield and a medium setting can soften any putty that has been hardened. Remove the old sash, and put it in a bag labeled.

Sash Weights

Sash weights can be replaced to enhance the efficiency of your window sash, and also reduce the energy cost. Sash weights are composed of heavy iron or lead cylinders that are enclosed inside a concealed cavity, and attached by ropes to the moveable window sash. These weights act as counterbalances and allow you to open and close the window without requiring mechanical or electrical devices. If they fail, sashweights tend to be left unnoticed or disabled by homeowners.

It is difficult to recover the sash-weight that fell from the cavity, so you'll need to find one that fits properly. You will also require a new piece of string, a length of sashcord and a few sashpulleys to secure the new weights to the cord.

Older wood windows are joined with mortise and tenon joints. The wood pegs that hold the parts together can be removed with pin punches and hammers. The majority of these pegs have large diameters on one side and a smaller one on the other, which is why it is important to remove the smaller-diameter sides first. Later sashes made use of glue instead of pins. They can be cut by using a knife and mallet.

After the sash is removed and removed, you can take off the stopper on the sash and get access to the weight pocket. Usually it is done by drilling a hole near the bottom of each jamb. The hole is then covered with an access panel of wood that can be cut off to let you view the inside of the frame.

You should be able to move the sash back and forth freely, though it will probably need some oil if it feels stiff.

With the sash in an open position, measure enough sash cord/chain to reach from the pulley at the top of the jamb to the sash slot on the bottom. Cut the cord or chain and then fix it using the step 6 above. You can either use a hammer and nail or screws, but nails are less likely to cause damage.

If you don't have an upgrade kit to replace the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They're not expensive and simple to install if purchased them from architectural salvage stores. Based on the size and shape of your window, you may need to use one or two sashweights in order to keep it open.
